County Courtyard Master Plan

A Development Planned as One Cohesive System

The master plan of County Courtyard moves beyond a conventional mixed-use layout, bringing together retail, workspaces, dining, and leisure into a single, well-connected ecosystem where every level serves a clear purpose. The intent is not just vertical stacking of functions, but thoughtful zoning that enables smooth transitions between commerce, work, and social engagement. Spread across approximately 1.1 lakh sq. ft. of development footprint, the project integrates 1,10,347 sq. ft. of retail space and 2,82,875 sq. ft. of office space, supported by 13,000 sq. m. of dedicated leisure area. Each component fits into a larger spatial logic, ensuring that movement, visibility, and usability remain uninterrupted across the site.

Zoning Strategy: Clear Separation, Seamless Flow

The master plan is anchored in a layered zoning approach, where each function operates independently while staying connected within the larger framework.

  1. Lower Levels (Ground + First Floors): Retail Activation
    1. High-visibility retail zones with strong frontage
    2. Designed for continuous footfall and brand presence
    3. Direct access points to ensure ease of entry and circulation
  2. Mid Levels: Food, Entertainment, and Social Spaces
    1. Dedicated floors for food courts, entertainment, and open restaurants
    2. Positioned to naturally capture retail footfall and extend dwell time
    3. Creates a transition layer between retail and office environments
  3. Upper Levels: Office Ecosystem
    1. Offices located from mid to upper floors in both towers
    2. Separation from retail ensures privacy and productivity
    3. Vertical circulation planned to avoid overlap with public zones

This zoning ensures that each user group, visitors, professionals, and tenants, experiences the development without friction.

Twin Tower Configuration with Central Integration

At the core of the master plan lies its defining architectural move: Twin towers (Wing A and Wing B) connected through a Central Cultural Plaza.
This configuration allows:

  1. Distributed access across both towers
  2. Balanced footfall across retail zones
  3. A centralised gathering space that anchors the entire development

The Central Cultural Plaza acts as the heart of the project, bringing together movement, events, and shared experiences. Instead of isolating blocks, the master plan encourages interaction and visual continuity.

Retail Planning: Frontage, Visibility, and Engagement

Retail is positioned as the primary activation layer of the development. The planning focuses on maximising visibility and accessibility:

  1. 91.0 metres of retail frontage in Wing A
  2. 93.0 metres of retail frontage in Wing B

This extended frontage:

  1. Enhances brand exposure
  2. Improves walkability across shopfronts
  3. Supports a continuous retail experience

The layout avoids fragmented retail pockets. Instead, it creates linear, high-visibility retail corridors that guide movement naturally across the development.

Wing A: Structured Vertical Distribution

Wing A follows a streamlined vertical hierarchy designed for clarity and efficiency:

  1. 3-Level Basement
    1. Dedicated parking and service infrastructure
    2. Supports both retail visitors and office users
  2. Ground & First Floors
    1. Core retail zones
    2. Designed for maximum visibility and accessibility
  3. Second Floor
    1. Open restaurant spaces and services
    2. Positioned to extend the retail journey into dining
  4. 3rd to 23rd Floors
    1. Office spaces
    2. Planned for uninterrupted work environments above active zones

The planning ensures that retail energy remains concentrated at lower levels, while office spaces benefit from elevation, privacy, and reduced noise.

Wing B: Layered Experience with Entertainment Focus

Wing B introduces a more layered experience, integrating entertainment into its vertical planning:

  1. 3-Level Basement
    1. Parking and service areas
  2. Ground & First Floors
    1. Retail spaces aligned with Wing A for consistency
  3. 2nd & 3rd Floors
    1. Entertainment zones and food courts
    2. Designed as high-engagement floors to increase dwell time
  4. 4th Floor
    1. Open restaurants and service areas
  5. 5th to 21st Floors
    1. Office spaces
    2. Positioned above the active zones for a balanced work environment

This structure allows Wing B to act as the experience-driven anchor, complementing Wing A’s more streamlined layout.

Leisure Planning: Space for Pause and Interaction

A key element of the master plan is the allocation of 13,000 sq. m. of leisure space, integrated across the development rather than confined to a single zone.
Key inclusions:

  1. Central Cultural Plaza
    1. Open, accessible space between the two wings
    2. Acts as a social and cultural node
  2. Amphitheatre
    1. Designed for small events, performances, and gatherings
    2. Encourages community interaction within the development
  3. Rooftop Lounge
    1. Elevated leisure space offering a shift from ground-level activity
    2. Adds a premium layer to the overall experience

These spaces ensure that the development is not limited to transactional use, but supports engagement and extended stays.

Movement & Circulation: Designed for Efficiency

The master plan prioritises clear and efficient circulation across all levels:

  1. Wide Corridors
    1. Allow smooth pedestrian flow even during peak hours
    2. Improve accessibility across retail and entertainment zones
  2. Dedicated Vertical Movement Systems
    1. Separate circulation for retail visitors and office users
    2. Reduces congestion and improves operational efficiency
  3. Automated Lighting Systems
    1. Enhances visibility and energy efficiency
    2. Supports consistent experience across indoor and semi-open spaces

Movement within the development feels intuitive, reducing the need for complex navigation.

A Master Plan That Works Beyond Layout

County Courtyard’s master plan is not just about allocation of space. It defines how people move, interact, and experience development across different times of the day. From strong retail frontages and structured office zones to integrated leisure spaces and a central cultural plaza, every element contributes to a cohesive and functional environment.
The result is a development where:

  1. Retail remains active
  2. Workspaces remain efficient
  3. Leisure remains accessible

All within a single, well-orchestrated plan that prioritises both usability and experience.
